What is a fire risk assessment?

A fire risk assessment is a systematic evaluation of your premises to identify fire hazards, assess the risk to people, and determine what fire safety measures are needed to reduce that risk. Under the Regulatory Reform (Fire Safety) Order 2005, all non-domestic premises in England and Wales must have a suitable and sufficient fire risk assessment carried out by a competent person.

How often should a fire alarm be tested?

Fire alarms should be tested weekly by a responsible person on site. A full service by a qualified engineer should be carried out every six months in line with BS 5839-1. Keeping a log of all tests and services is a legal requirement.

What is BS 5839 and does it apply to my building?

BS 5839 is the British Standard for fire detection and alarm systems in buildings. It covers the design, installation, commissioning and maintenance of fire alarm systems. It applies to virtually all non-domestic buildings in the UK and is the benchmark used by insurers, fire authorities and building control.

What grade of intruder alarm do I need?

Intruder alarms are graded 1-4 under BS EN 50131. Grade 1 covers low-risk domestic properties. Grade 2 covers small commercial premises. Grade 3 covers higher-risk commercial sites. Grade 4 covers high-value or high-risk premises. Your insurer may specify a minimum grade — we can advise on the right grade for your site.

What is an access control system?

An access control system restricts entry to a building or area to authorised people only. This can be via key fobs, smart cards, PIN codes, biometrics or mobile credentials. Modern systems also provide an audit trail of who accessed which area and when, which is valuable for security and compliance.
